Developed by the U.S. Department of Housing and Urban Development (HUD), the Good Neighbor Next Door (GNND) Loan Program was created to help law enforcement officers, pre-Kindergarten through 12th grade teachers, firefighters, and emergency medical technicians become homeowners by providing a substantial discount on home list prices.

The GNND offers a 50% discount off of the list price of single family homes located in revitalization areas. Homeowners must commit to the home as their sole residence for 36 months. To check the listings of available HUD homes in your state, visit the HUD Home Store. The number of properties available is limited and the list of available properties changes weekly.

Borrowers are required to sign a second mortgage and note on the amount that was discounted from the list price of the home. The “silent” second mortgage is forgiven if the home buyer fulfills the 36 month occupancy requirement.

  • Do not have to be a first-time home buyer, but cannot have owned any other property within the past year.
  • May use FHA, VA or conventional home loans with the program, if eligible.
